The ideal candidate isn't defined solely by their education; we value your accomplishments and potential. 


Our successful candidate will showcase:

  • Over five (5) years of relevant Land Development experience, with at least two (2) years in personnel management.
  • Consistent professionalism in demeanor, emotional intelligence, and personal presentation.
  • Profound expertise in local and regional geography, topography, and an astute awareness of potential Sitework challenges for projects within Schaeffer Homes' domains.
  • Exceptional grasp of construction practices, trade dynamics, and building codes.
  • A comprehensive understanding of pivotal business metrics, benchmarks, and objectives.
  • A willingness to manage conflicts professionally and objectively when dealing with homebuyers, trades, and vendors.
  • The capability to analyze job cost variances and safeguard profitability.
  • Organizational prowess to oversee the gathering, routing, and processing of land/lot details for Company pre-construction activities, spanning up to 18 months of future endeavors.
  • Innate comfort with mobile and small office technologies.
  • Physical aptitude for a role predominantly off-site, often amidst challenging conditions, including rough terrains and adverse weather.
  • Preparedness to successfully complete our standard assessments and background checks.

Key Responsibilities:

  • Directing the entirety of the Land-Lot-Sitework operations at Schaeffer Homes, overseeing a compact team.
  • Managing all Land/Lot documents and operations to prepare for the construction of new homes on these properties, whether owned by the Company (on Our Lot OL) or by prospective homebuyers (on Your Lot YL).
  • Conducting and documenting "Home Site Inspections" for all "Your Lot" purchasers; a pivotal step prior to finalizing sales.
  • Engaging in meetings, often outside regular hours, with local, regional, and state building and regulatory bodies to assess land/lot feasibility, zoning variances, and project requisites.
  • Evaluating, hiring, training, motivating, and when needed, terminating Sitework Department personnel and third-party contractors.
  • Conducting quarterly growth reviews for all direct reporting personnel, focusing on objective and subjective evaluations.
  • Mentoring Field project managers in topics like grading and infrastructure setup, while overseeing community development endeavors.
  • Communicating our mission and core values effectively to all stakeholders through various channels.
